Sydney capital backs Orange growth with Pinnacle Road purchase

A rare, DA-approved 10-acre development site at 357 & 361 Pinnacle Road, Orange has been sold off market by RWC Central West in a transaction highlighting continued demand for prestige residential opportunities in the region.

The R1-zoned site, approved in June 2025, was secured for in excess of $5.5 million by a Sydney-based syndicate with existing interests in Orange. Construction is expected to commence shortly. The property is anchored by two luxury farm-style residences and will deliver 20 residential lots at the rear, offering a boutique development opportunity in one of Orange’s most tightly held pockets.

Scott Timbrell, principal of the newly opened RWC Central West, said the sale reflects both the strength of the Orange market and the appetite for high-quality, development-ready sites.

“This sale really underlines the strength of the area. Developers are actively seeking both raw and DA-approved sites, and once approvals are in place, they’re ready to build,” Mr Timbrell said. “We are receiving a lot of enquiry from both local buyers and groups from further afield for sites similar to this one. One of the advantages of working with RWC is our ability to collaborate across our national network, including residential offices, to connect the right buyers with opportunities like this.”

The purchasers were attracted to the prestige of Pinnacle Road, an area known for its beautiful homes, privacy and limited future development potential. The site is surrounded by established properties, cannot be built out behind and sits within an untouched pocket with the future homes not being visible from the street.

“There are no other developments like this in the area,” Mr Timbrell said. “It can’t be built out at the back, it’s not visible from the street and it sits within a tightly held pocket. It really is very unique.”

The property was acquired from a private owner in an off-market transaction. The land lots will be brought to market in Autumn under the name Pineview, exclusively through RWC Central West. The 20 residential lots will range in size from approximately 415sqm to 2,375sqm, with the larger lots offering potential for dual occupancy (STCA). The vision for Pineview is a secluded, luxury home estate with a rural feel, positioned as an alternative to the large-scale, project-home subdivisions.

“This isn’t a 200-lot estate,” Mr Timbrell said. “Once these lots are sold, there won’t be any others like them. The site isn’t surrounded by multiple developments, which is increasingly rare.”

The residence at 357 Pinnacle Road will be offered to the market shortly and is expected to attract significant interest. Recently renovated and set on a large parcel of land, the home is located in the catchment of Canobolas Public School and is anticipated to appeal strongly to families relocating to Orange.

“We expect this home to be very attractive to families moving to Orange who want a large rural-style home without the maintenance of acreage,” Mr Timbrell said. “It requires no work – buyers can move straight in and enjoy immediate luxury. A comparable home in Sydney, in areas such as Dural, would typically command between $8 million and $10 million, and we’re seeing more Sydney families relocating and paying a premium for quality homes in Orange.”

The development forms part of the Shirall Development Control Plan 2015, which guides the development of Orange’s newest residential suburb on the city’s southern outskirts. The precinct is currently in its mid-development phase, with northern sections closer to the CBD largely established and the southern and western sections progressing through planning and early construction.

Orange is undergoing one of its most significant growth periods in decades, transitioning from a large regional town into a major inland city. The local government area is on track to surpass a population of 50,000 within the next few years, supported by steady annual growth of approximately 0.8 to 1.2 per cent. This growth is being driven by an influx of Sydney “tree-changers” alongside a strong local birth rate, with housing policy increasingly focused on higher-density and diversified residential outcomes to support long-term sustainability.
